# Beauclerc

Beauclerc is the northern end of Mandarin, along the San Jose Boulevard
corridor where the neighbourhood runs up towards town. It is the oldest
suburban housing stock in our area: ranch and split-level houses put up largely
through the 1960s and 1970s, before Mandarin proper filled in behind it.

Age is the whole story here, and it shows up in the kitchens.

## Openings that were never meant for this

A 1968 kitchen was designed around a free-standing refrigerator roughly 32
inches wide, with a cabinet above it and no particular thought about ventilation
because the machine breathed at the floor. Fifty years later, that same alcove
is often housing a panel-ready column or a pair of them, or an undercounter
unit tucked into an island that was added in a later remodel.

Retrofitting into an existing opening is completely legitimate work, and most of
it in Beauclerc was done well. What it produces, though, is a set of recurring
service conditions:

- **Clearance is at the minimum.** These are the kitchens where a toe-kick
  panel, a flush drawer front or a later trim detail ends up sitting against a
  vent that was supposed to have air in front of it.
- **The soffit above is original.** Where a built-in exhausts through the grille
  above the doors, a low original soffit can trap the exhaust and feed it
  straight back in. The cabinet then runs longer for the same result.
- **The circuit is often shared.** Dedicated appliance circuits were not
  standard in this housing stock, and unless the remodel included the panel, the
  refrigeration may still be sharing with something else in the room.

That last one is worth checking yourself before calling anyone. If a unit trips
a breaker intermittently, and particularly if it happens in the afternoon when
the air conditioning is working hardest, the circuit is a suspect in its own
right.

## Columns instead of built-ins, and why

Beauclerc has a higher proportion of column installations than the rest of
Mandarin, and the reason is dimensional rather than fashionable. Where an
original opening is too narrow for a full side-by-side built-in, a single
refrigerator column — or a column plus a drawer stack elsewhere in the kitchen —
fits where the wide unit cannot.

Columns are excellent appliances and they bring their own service profile. They
are heavy, they carry a custom panel on the hinge, and they are trimmed into
joinery that costs more than they do. Alignment work, hinge adjustment and
gasket replacement make up a large share of what we do in this neighbourhood,
and catching a drifting door early keeps it in the cheap category.

## Older houses, harder-working seals

A door seal fails slowly and invisibly. It takes a set where it has been
compressed, it loses spring at the corners, and then for a year or two it is
imperfect rather than open. In a Beauclerc kitchen with a low soffit and an
alcove that runs warmer than the room, that imperfect seal is being asked to
hold back air that is both warmer and damper than the average, and the result is
condensation on the panel edge, a light frost just inside, and a compressor that
has quietly added hours it did not need to.

Run a hand along the seal line on a humid day. If one stretch feels cooler and
damper than the rest, that is where it is losing.

## The order we work in here

In a house of this age the first job is to separate the appliance from the
installation, because the symptom rarely tells you which of the two you are
looking at. We start at the grille and the condenser, since a restricted airflow
path produces long run times, a warm cabinet and poor ice all at once and costs
nothing to rule out. Then the door: seal contact along its whole length, hinge
alignment, and whether the opening itself is square, because a wall built in
1968 is under no obligation to be.

After that the outlet and the circuit, then the temperatures the cabinet is
actually holding measured against what it is being asked to hold, and only then
the sealed system. Working in that order matters. The sealed system is the
expensive answer, and it is also the one most often blamed for a fault that
really belongs to a blocked condenser, a tired gasket or a shared circuit. We
would rather find the cheap cause first and tell you that is all it was, which
is the whole point of charging one flat fee to come and look.
