The southern end of Mandarin runs down to Julington Creek, which is also the
Duval County line. Julington Creek and Julington Hills on the Duval side are
newer than the rest of the neighbourhood: substantially 1990s and 2000s
building, on kitchens that were laid out from the start with built-in
refrigeration in mind rather than adapted to it later.

That produces a different set of service calls from Beauclerc at the other end
of Mandarin, four miles north.

## Purpose-built kitchens, more appliances

When the opening was designed for the appliance, the alignment and clearance
problems that dominate the older stock mostly do not arise. What arrives
instead is quantity. These houses were built in an era when a kitchen was
expected to carry a full-size built-in plus a beverage or refrigerator drawer
stack in the island, and often wine storage as well.

More cabinets means more of the maintenance items that people forget: more
condensers behind more grilles, more door seals, more drains. It also means the
failures cluster differently. In an older kitchen with one appliance, we get
called when that one appliance stops. Here we more often get called about the
one nobody uses much — the island drawers, or a wine unit in a dining room —
which has been drifting for a season before anyone noticed.

## Island drawers live a harder life than the main cabinet

Refrigerator and freezer drawers built into an island are opened more often than
the tall unit, by more people, and usually by somebody whose other hand is full.
They are also the smallest compartments in the house, with the least thermal
mass, so every opening costs them proportionally more than it costs a full-size
cabinet. Warm loads go straight into them — a bag from the car, a tray off the
counter — and they are asked to pull that back down with a compact system in a
shallow cavity.

That shows up as three complaints, and they are worth telling apart before you
call. Ice or frost forming along the drawer channel is usually a seal that no
longer meets the frame squarely, or a drawer running slightly out of square on
its slides, rather than anything to do with cold control. A compartment that
never quite reaches its setting on a hot afternoon points at the air path into
and out of the cavity, which in an island is short, warm and easily obstructed
by whatever is stored around it. And a unit that has become audible in a room
where the family actually sits is worth looking at early: a fan bearing that has
started to talk does not get quieter, and it is a cheaper part than what it
eventually takes with it.

## Model and serial before anything is ordered

Built-in refrigeration is not a world of universal parts. Within one product
family the gasket, the shelf, the fan assembly and the control board can differ
between production runs, and the rating plate inside the cabinet is what settles
which one your machine takes. We read the model and serial number on site,
before an estimate is written, because a part ordered from a description of the
front of the appliance is a part that comes back.

That is also why the honest answer to "how long will this take" is sometimes two
visits. Common wear items travel on the van and get fitted the same day.
Anything that is specific to a serial range is ordered against the plate, and
the wait is whatever the supply chain is doing that week rather than a
comfortable number we would like to give you. Which category your part falls
into is something you are told when the estimate is written, not afterwards.

## Creekside humidity

Houses backing onto the creek and its wetland margin sit in air that runs damper
than a street six blocks inland, particularly in the still hours of a summer
morning. It is not a dramatic difference, but it shows up at the door seal. A
gasket that is merely acceptable on a dry street becomes a source of visible
condensation and light frost here, and it is the reason a disproportionate share
of our seal and alignment work at this end of Mandarin comes from the streets
closest to the water.

## Access and scheduling

The southern end is the farthest point in our area from the northern end, which
is still a short drive. Nothing in 32258 is difficult to reach, driveways are
generous, and return visits with an ordered part are easy to arrange.
