# Loretto

Loretto sits in the middle of Mandarin, on and around Loretto Road, and it is
the neighbourhood this shop took its name from. It is not the riverfront and it
is not the newer southern end. It is the settled middle: houses put up mostly
through the 1970s and 1980s on lots big enough for real trees, occupied long
enough that most of the kitchens have been changed at least once.

That last detail is the one that determines what we find when we open a cabinet
here.

## Second-remodel kitchens

A house built in 1978 was not designed around a 36-inch built-in refrigerator
with a custom panel. When one went in — usually in a remodel somewhere between
the late 1990s and the 2010s — the opening had to be made, the cabinetry built
around it, and the services brought to it. Twenty or thirty years later, the
appliance is being replaced or repaired, and everything around it is still the
work of that earlier job.

The recurring consequences are practical rather than dramatic:

- **The water line is original to the remodel, not to the appliance.** A copper
  or plastic line run in 1999 and never touched since has been in service for a
  quarter of a century. Its internal diameter is not what it was, and nothing
  inside the appliance can compensate for what does not arrive.
- **The opening is exactly the size it needed to be.** There is often no room to
  bring a unit forward without lifting the countertop overhang or removing trim,
  which affects how long a job takes and what we tell you about it beforehand.
- **The outlet is where the electrician of the day put it.** Sometimes behind
  the unit at a sensible height, sometimes in the base cabinet next door, and
  sometimes shared with something else on the same circuit.

None of this is a problem. It is simply the reality of working in an
established neighbourhood, and it is why we ask about the remodel history on the
phone rather than being surprised by it in your kitchen.

## The supply line is the quiet culprit

The quarter-inch line that feeds the ice maker is the part of the installation
nobody thinks about, and in a neighbourhood of second-remodel kitchens it is
usually the oldest thing in the chain. It was run to suit the appliance of the
day, routed behind cabinetry where nothing would ever inspect it, and then left
alone. Twenty-five years later it is still there, often with its original
shut-off, sometimes with a kink put in it the last time a unit was pushed back
into place.

What that does to an ice maker is easy to mistake for a failing appliance. The
fill valve opens for a fixed number of seconds and trusts that the right volume
arrived. If the line is delivering less than it used to, the mould fills short,
the cubes come out light and hollow, and the freezer temperature stays exactly
where it should be the entire time. Output can halve over three or four years
with nothing inside the cabinet actually wrong.

So before condemning a fill valve we check what is arriving at it: pressure and
volume at the appliance, the condition of the shut-off, and whether the line has
been disturbed by the last time the unit came forward. Replacing a valve that is
being fed by a restricted line buys you about eighteen months and another
service call, and we would rather tell you the line is the job.

## Ordinary houses, ordinary access

Loretto is easy to work in. The streets are wide, the driveways are real
driveways, and the appliance is usually in a kitchen you can back a hand truck
into. That sounds trivial and it is not: on the riverfront and in the older
in-town neighbourhoods, access alone can add an hour to a job. Here it does not,
and the pricing is the same flat $129 diagnostic regardless.

Because Loretto sits centrally in Mandarin, it is also the part of our area we
can reach fastest and return to soonest when a part has to be ordered. A return
visit here is a short trip rather than a scheduling exercise.
