# The Mandarin Road riverfront

Mandarin Road runs along the east bank of the St. Johns under a canopy of live
oaks that predates most of the houses under it. The lots here are deep, the
setbacks are long, and the housing is the oldest in Mandarin apart from the
historic centre itself. River Story, the only privately gated community on the
St. Johns River in Mandarin, sits on roughly one-acre homesites; Cormorant
Landing, Cormorant Creek Estates and Egrets Landing fill in nearby.

It is a different service call from the rest of the neighbourhood, and it is
worth explaining why.

## One house, several cabinets

The single most consistent difference on this stretch is appliance count. A
kitchen built-in is rarely the only refrigeration in the house. There is
commonly an undercounter unit in a bar or butler's pantry, wine storage in a
dining room or a den, a beverage or refrigerator drawer stack in an island, and
frequently something on a covered porch facing the water.

That changes the first phone call. "The refrigerator isn't cold" needs a
follow-up question here, because the answer determines what goes on the van.
It also changes the maintenance picture: four cabinets means four condensers,
four sets of door seals and four drains, and the ones that get forgotten are
always the ones people open least — the wine unit and the porch cabinet.

## Shade is the local hazard

The oaks are the reason people live on this road. They are also the reason
condensers here foul faster than they do a mile inland. On a Sub-Zero built-in
the condenser sits at the top of the cabinet, behind the grille above the doors,
drawing room air through a narrow slot. A house under heavy canopy carries more
pollen and more fine organic litter in its indoor air, particularly through the
spring, and every bit of it passes across those fins.

The porch and outdoor-kitchen units have it worse still, because they are
drawing genuinely outdoor air with genuinely outdoor debris in it. A cabinet on
a screened porch off the river will pack its condenser in a fraction of the time
the kitchen unit takes. If you own one, look at it twice a year rather than
once.

## Power, and what it does to controls

Duval County runs somewhere near sixty-eight thunderstorm days in a typical
year, and the stretch along the river under mature trees is not the most
electrically serene place to keep a control board. We are not going to make a
dramatic claim about it; what we can say is what we see, which is a cluster of
control and display complaints in the weeks after a bad storm week, and a
seasonal pattern of units that came back after an outage with settings or
behaviour that changed.

If a cabinet started behaving oddly after a power event, say so when you call.
It genuinely narrows the diagnosis, and it sometimes means the fix is a reset
and a check rather than a part.

## Access takes longer here, and we plan for it

Long driveways, gates, deep floor plans and kitchens a long way from the front
door all add time. Pulling a built-in forward on a stone or reclaimed floor
takes protection and care that a tile kitchen does not. None of that changes the
$129 flat diagnostic, but it does change how much of the day we set aside, which
is why appointments on this stretch are booked with more room around them.

## The cabinet nobody opens is the one that drifts

Wine storage and a bar or porch unit are the two appliances in a house like this
that can be wrong for most of a season before anybody notices. A wine cabinet is
asked to hold a narrow band of temperature and a steady humidity, with its door
opened perhaps twice a month, so there is no daily moment at which someone would
feel that it has gone warm. The main kitchen unit gets opened thirty times a day
and reports on itself constantly. These do not.

What goes wrong in them is ordinary: a condenser packing up with dust, a fan
that has slowed, a door seal that has taken a set and no longer meets the frame,
a zone that has drifted several degrees away from its setting while the other
zone holds. What is not ordinary is how long any of it runs unnoticed. If you
keep wine in one of these, stand a separate thermometer on a shelf and glance at
it when you walk past. It is the cheapest diagnostic tool in the house, and it
turns "I think it might be running warm" into a number we can work from before
we arrive.
