Mandarin took its name from the Mandarin orange in 1830, and Harriet Beecher
Stowe spent her winters here. What that history leaves behind, for our purposes,
is a stretch of the east bank of the St. Johns with unusually large lots and
unusually old trees, and a housing stock that arrived in two waves: the
riverfront places along Mandarin Road, and the subdivisions that filled in
behind them from the 1970s onward.

## A built-in is joinery, not an appliance you can pull out

The fact that shapes the work here is that almost nothing we are called to is
free-standing. A built-in refrigerator is trimmed into the cabinetry, carries a
custom door panel, sits on a levelled base or on rails, and is finished so that
its face lines up with the doors either side of it. That has three practical
consequences on every visit.

It is heavy, and it does not come forward casually. Bringing a full-height
built-in out far enough to reach behind it means protecting the floor first,
often removing a toe-kick or a trim strip, and sometimes lifting a counter
overhang out of the way. On a stone or reclaimed floor that is slow, careful
work, which is why we ask what the floor is when you call rather than
discovering it on the day.

It has services attached to it. There is a water line to the ice maker, a drain
path, and an electrical supply that may or may not be on a circuit of its own.
Any of those can be the fault, and all of them sit behind the appliance, which
is the one place a homeowner cannot look.

And the panel is worth more than the hinge. Doors on this kind of installation
are adjusted rather than simply hung, and a door that has drifted a few
millimetres out of line is cheap to correct early and expensive to leave.

## The two kinds of Mandarin kitchen

The riverfront places along Mandarin Road are the older stock, on deep lots
under mature live oaks, and they tend to have more than one refrigeration
appliance: a built-in in the kitchen, an undercounter unit in a bar or butler's
pantry, sometimes wine storage in a dining alcove. Multiple units in one house
means multiple condensers to keep clear, and it means a call about "the
refrigerator" needs a clarifying question before we load the van.

The subdivisions behind them — Beauclerc up towards San Jose Boulevard,
Loretto in the middle, Julington Creek and Julington Hills at the southern end,
Cormorant Landing and Egrets Landing closer to the water — went in largely
through the 1970s, 1980s and 1990s. Those kitchens have mostly been remodelled
at least once. The recurring consequence is an appliance opening that was cut
for whatever was installed at the time and adapted since, which is why columns
and undercounter units turn up here in places that were originally sized for
something else.

River Story, the only privately gated community on the St. Johns River in
Mandarin, runs to roughly one-acre homesites; Gates of Olde Mandarin and Lake
Mandarin sit further back from the water on wooded lots.

## The tree canopy is a maintenance issue

Mandarin's oaks are the reason people move here and the reason condensers
foul. On a Sub-Zero built-in the condenser is at the top of the cabinet, behind
the upper grille, drawing room air through a slot above the doors. What is in
the room air is what ends up in the fins, and in a neighbourhood with this much
canopy that means a heavy spring pollen load on top of ordinary household dust.

Add a dog and the fins can close up in a couple of seasons. The unit does not
fail — it compensates, running longer to shed the same heat, and the first thing
anyone notices is that the kitchen feels warm or the appliance has become
audible. Clearing that grille is the single most useful thing a Mandarin
homeowner can do for a built-in, and it costs nothing.

## Distances, and why that matters to you

Mandarin is compact. From the top of Beauclerc to the county line at Julington
Creek is a short run, and nothing in 32223, 32257 or 32258 is far from anything
else. The practical consequence is that when a part has to be ordered, the
return visit is easy to arrange — usually a day or two rather than a week — and
that a diagnostic appointment does not have to eat half of your day.
