# Olde Mandarin and Lake Mandarin

Close to the old village centre, where Mandarin began as an orange-growing
settlement in the nineteenth century, the streets look different from the
subdivisions further out. Lots are irregular, the canopy is continuous, and the
houses are a mix: older Mandarin homes, and later infill built one or two at a
time on wooded parcels rather than in a single subdivision phase. Gates of Olde
Mandarin and Lake Mandarin sit in this stretch.

## Spring is condenser season

Mandarin's canopy is mostly live oak, and live oak sheds heavily in spring —
catkins first, then a fine pollen that gets everywhere, then leaf drop. In a
neighbourhood where the canopy closes over the street, that load ends up in the
indoor air of every house under it, no matter how well the windows seal.

On a Sub-Zero built-in the condenser is not underneath at floor level. It is at
the top of the cabinet, behind the grille above the doors, drawing room air
through a slot at head height. Whatever is suspended in the room's air goes
across those fins. A house under this much canopy, with a pet or two, can pack
a condenser in a couple of seasons — and the appliance will not complain about
it. It will run longer, shed the same heat, hold temperature, and cost more to
run, until eventually it cannot keep up on the hottest afternoons.

If you live on one of these streets, pull the grille and look at the fins each
spring after the pollen has finished. That one habit does more for a built-in
than anything else a homeowner can do without tools.

## Infill means the services are all different ages

Because the houses went in individually rather than as a phase, there is no
"typical" wiring or plumbing here in the way there is in a 1985 subdivision.
The house next door may have been built twenty years earlier or ten years later,
with a different builder and a different set of assumptions.

Practically, that means we ask more questions on the phone in this part of
Mandarin than anywhere else — when the kitchen was last done, whether the
refrigerator has a dedicated circuit, where the water line comes from and
whether it has ever been replaced. It is not idle curiosity. Knowing that the
appliance is fed by an original line saves diagnosing the valve twice.

## Trees, storms and control boards

Duval County runs on the order of sixty-eight thunderstorm days a year, and
streets under a heavy canopy see more of the momentary interruptions that come
with wind in branches. We are careful about how we describe the effect, because
it is easy to overstate: what we actually observe is that complaints about
displays, settings and controls behaving oddly arrive in clusters after a bad
storm week.

If a cabinet started acting strangely after the power blinked, mention it. Some
of those calls end in a board replacement and some end in a reset and a check of
the circuit, but knowing when the behaviour began separates the two quickly.

## Replacing is rarely the cheap option here

When a built-in throws an expensive fault, the reasonable question is whether it
is worth repairing at all. On a free-standing refrigerator that is a
straightforward sum: compare the repair against the price of a new machine and
the afternoon it takes to swap. On a cabinet trimmed into joinery it is not,
because the appliance is only part of what you would be replacing.

A new unit has to fit the opening that already exists, take the existing custom
panel or a new one made to match the rest of the kitchen, and line up with the
cabinetry either side of it. Openings built around one generation of appliance
do not always accept the next, and in a street of one-off infill houses no two
kitchens were built to the same set of assumptions in the first place. That is
why our estimate says plainly what the repair costs and what condition the
appliance is in, rather than steering you toward whichever answer suits us.
Sometimes a cabinet really has reached the end of its life. More often the
expensive-sounding fault turns out to be a board, a fan or a seal, and the
joinery never has to be touched at all.
