What we work on

Every visit is the same product line, so the second and third of these faults look familiar rather than new. If your symptom is not listed here, describe it on the phone in your own words — you do not need the right vocabulary for it.

Built-in refrigerators and freezers

Cabinet not holding temperature, frost building on the back wall, a compartment that runs warm while the other side is fine, or a unit that runs without ever cycling off.

Integrated columns and undercounter units

Doors that no longer sit flush with the cabinetry, condensation along the gasket line, drawers that ice up, and control panels that stop responding.

Wine storage

Zones drifting apart, a compartment sitting several degrees above its setting, humidity that will not hold, and fans that have become audible from the next room.

Ice machines and ice makers

Thin or hollow cubes, a mould that fills but never harvests, a fill valve that has stopped metering cleanly, and slow production that gets worse through the summer.

Local conditions

Shade, storms and what they do to a built-in

Mandarin's live oaks are the reason people move here and the reason condensers foul. On a Sub-Zero built-in the condenser sits at the top of the cabinet, behind the grille above the doors, drawing room air through a narrow slot at head height. Whatever is suspended in the air of the room ends up in those fins — a heavy spring pollen load, fine leaf litter, ordinary household dust, and pet hair if there is a dog in the house. The appliance never complains about it. It runs longer to shed the same heat, holds its temperature, costs more to run, and then one hot afternoon it cannot keep up.

Power is the second condition. Duval County runs on the order of sixty-eight thunderstorm days in a typical year, and this city has been through multi-day outages after hurricanes more than once in the last decade. What we see afterwards is undramatic and consistent: a cluster of calls about displays, settings and controls behaving oddly in the weeks following a bad storm week. If a cabinet started acting strangely after the power blinked, say so on the phone. It narrows the diagnosis genuinely, and it sometimes turns a board replacement into a reset and a check of the circuit.

The third is the housing itself. Mandarin runs mostly to 1970s through 1990s subdivisions on generous lots, with older riverfront homes along Mandarin Road, and most of those kitchens have been remodelled at least once. The appliance is usually newer than the opening it sits in, newer than the water line behind it and newer than the outlet it is plugged into — which is why we ask about the remodel on the phone rather than being surprised by it in your kitchen.

How a visit works

  1. You describe the symptom

On the phone, in plain words. What the cabinet is doing, when it started, and what the display says if it says anything. That is usually enough to know which parts to bring.

  2. A flat diagnostic visit

One flat fee to come out, test the system and tell you what is wrong. It is credited toward the repair if you go ahead with the work.

  3. A written estimate

You get a written estimate before any part is ordered or any labour begins.

  4. The repair, and the warranty

Genuine OEM parts throughout. 90 days on labour, 365 days on parts.

Our undercounter refrigerator was sweating around the door and the gasket had gone black at the base. He replaced the gasket, corrected the door alignment, and cleaned out the condensate tray completely.

Our built-in was cycling every few minutes and the produce drawer felt damp. He found the evaporator fan turning slow on a worn bushing and a drain backed up under the liner. Both fixed that afternoon.

The cabinet held about forty-eight no matter what we set it to. He put gauges on, read the suction side, and told us it was a slow refrigerant loss and not a control fault. A straight answer, no guessing.
